Short-Term Rental Agreement

Welcome to Julia Apartments Cluj. Please read this Rental Agreement carefully before finalizing your booking. By confirming your reservation, you ("the Guest") agree to comply with all terms and conditions detailed below.

1. Parties and Properties

This agreement is entered into between Julia Apartments Cluj ("the Host", "the Management") and the primary person making the reservation ("the Guest"). The agreement applies strictly to the specified apartment booked for the selected dates.

2. Legal Registration and Check-In Requirements

  • 🪪 Mandatory Identification: In accordance with Romanian national legislation, all guests must provide a valid ID (identity card or passport) via our digital check-in form prior to arrival.
  • 🔑 Access Codes: Check-in is fully automated. Access codes or digital keys will only be released after the digital check-in form has been completed and identity has been verified.
  • ⏱️ Check-In / Check-Out Times:
    • Check-In: Starting from 15:00 (3:00 PM).
    • Check-Out: Until 11:00 AM.
    * Late check-out without prior written approval will incur a penalty fee of €20.

3. Maximum Capacity and Visitors

The maximum number of guests is strictly limited to the number specified in your reservation.

⚠️ Overnight stay of unregistered persons is not permitted. If management discovers undeclared guests staying overnight in the apartment, it will result in immediate termination of the stay without a refund and an additional fee of €50 per person/night.

4. House Rules and Neighborhood Policies

To ensure a peaceful environment for our neighbors and to preserve the integrity of the property, the following rules are strictly enforced:

  • 🚭 No Smoking: Smoking of any kind (cigarettes, cigars, electronic cigarettes, vapes, hookah, or cannabis) is strictly prohibited inside the apartment. Smoking is only permitted on the balcony (if available) with the doors closed. Violation of this rule incurs a penalty fee of €200 for professional cleaning and sanitization of the space.
  • 🚫 No Parties or Events: Parties, commercial gatherings, loud music, and excessive noise are strictly prohibited at all times.
  • 🤫 Quiet Hours: Guests must respect the quiet hours prescribed by law, specifically between 22:00 and 08:00 (10:00 PM – 8:00 AM). If security services or neighbors report excessive noise, you may be asked to leave the property immediately without a refund.
  • 🗑️ Waste Disposal: Guests are requested to maintain the apartment in a reasonably clean condition. Please throw the garbage into the designated bins located near the gate before departure.

5. Damages and Maintenance

  • The guest agrees to maintain the property and its contents in the same condition as found upon arrival.
  • Any pre-existing damage must be reported to the Host within 2 hours of check-in.
  • The guest is financially responsible for any damage, breakage, missing items, or stains caused to the property, furniture, linens, or appliances during the stay. The cost of repairs or replacements will be charged to the registered card or deducted from the security deposit.

6. Payments, Cancellations, and Refunds

  • Payment: Full payment must be processed in accordance with the terms of the platform through which the booking was made (Airbnb, Booking.com, or directly through the payment processor on our website).
  • Cancellations: Cancellation policies depend on the specific rate selected at the time of booking.
  • No-Show: If the guest does not arrive within 24 hours of the scheduled check-in time without notifying the host, the reservation will be canceled as a "No-Show" and no refund will be issued.

7. Liability and Personal Property

  • The host assumes no liability for the loss, theft, or damage of personal belongings left by the guest inside the apartment or in common areas.
  • The host is not responsible for temporary service disruptions beyond our control (e.g., regional power outages, internet provider outages, maintenance work on the building's elevator).

8. Right of Entry

The host or authorized maintenance staff reserve the right to enter the property in case of emergency, suspicion of policy violations (such as hosting parties), or to perform urgent repairs. We will always attempt to notify the Guest in advance.

9. Breach of Agreement

Any serious breach of this agreement (including organizing parties, smoking indoors, or bringing unauthorized pets) entitles the Host to immediately evict the Guest and terminate the rental agreement with zero refund for any remaining nights or the deposit.

HOTEL RENTAL AGREEMENT (SHORT TERM)

Welcome to Julia Apartments Cluj. Please read this Rental Agreement carefully before completing your reservation. By confirming your reservation, you ("Guest") agree to abide by all the terms and conditions detailed below.

This agreement is concluded between Julia Apartments Cluj ("Host", "Administration") and the main person making the reservation ("Guest"). The agreement applies strictly to the specified apartment and booked for the selected dates.


2. Legal Registration and Check-In Requirements

  • Mandatory Identification: In accordance with national Romanian law, all guests must provide a valid ID (ID card or passport) via our digital check-in form, prior to arrival.

  • The guest is financially responsible for any damage, breakage, missing items or stains caused to the property, furniture, linens or appliances during the stay. The cost of repairs or replacements will be charged to the card on file or deducted from the security deposit.


6. Payments, Cancellations and Refunds

  • Cancellations: Cancellation policies depend on the specific rate selected at the time of booking.

8. Right of Access

The Host or authorized maintenance staff reserves the right to enter the property in the event of an emergency, suspected policy violation (such as parties), or to perform urgent repairs. We will always try to notify the Guest in advance.


9. Breach of Agreement

Any serious violation of this agreement (including hosting parties, smoking indoors, or bringing unauthorized pets) gives the Host the right to immediately evict the Guest and terminate the rental agreement with zero refund for any remaining nights or deposit.

By completing your reservation and making payment, you confirm that you have read, understood, and agree to abide by all terms, conditions, and house rules stated in this Short Term Rental Agreement.
